POSITION TYPES

Two Part-time positions: 24 hours per week as follows:

  • Tuesday-Friday shift.
  • Tuesday & Wednesday: 8-hour days
  • Thursday & Friday: Half days

SUMMARY

The Property Services Coordinator, part of the Operations Department, ensures facility cleanliness and maintenance through general cleaning, maintenance, and scheduled repairs for the building, grounds, equipment, and systems. This position will occasionally assist the Guest Services team with patron parking and group wayfinding.

ORGANIZATION BACKGROUND

The mission of the Center for Puppetry Arts is to inspire imagination, education, and community through the global art of puppetry. Since 1978, the Center has used puppetry to provide educational experiences that encourage creativity, support school-day learning, fuel holistic development, and provide accessible hands-on opportunities to participate in arts activities.

PRIMARY RESPONSIBILITIES

This position’s responsibilities vary daily and depend on programming schedules, patron volume, and time of year. Responsibilities are divided into two categories: collaboration with Guest Services and core Property Services responsibilities:

PROPERTY SERVICES RESPONSIBILITIES:

  • Performs daily, general cleaning and custodial duties in alignment with the Center’s programming schedule.
    • Examples may include—but are not limited to:
      Sweeping, mopping, and/or vacuuming carpet and floor surfaces located in hallways, staircases, restrooms, and all common/public areas throughout the property.
    • Cleaning, dusting, and/or polishing interior fixtures, walls, wayfinding, baseboards and trim, doors and cabinets, vents, windows, and other surfaces.
    • Emptying trash and recycling containers in public areas of the building.
  • Cleans, deodorizes, and disinfects spaces where patrons or staff may have close contact or surfaces frequently used by individuals.
    • Examples may include—but are not limited to routine cleaning and sanitizing in spaces such as restrooms, cafeteria/Harlequin Hall, Museum Galleries, theaters, classrooms, and offices; and fixtures and surfaces such as door handles and push bars, elevator buttons, water fountains, and handrails.
  • Performs extended/specialized cleaning and custodial duties such as
    • Waxing and/or shampooing carpet and floor surfaces located in hallways, staircases, offices, restrooms, elevators, storage and electrical rooms, public areas, and other areas throughout the property.
    • Cleaning, dusting, and/or polishing exterior fixtures, walls, wayfinding, doors, windows, and other surfaces.
    • Emptying trash and recycling containers in the parking lot, playground, and other outside areas of the building.
    • Other duties as assigned
  • Operates and utilizes various equipment, tools and supplies including carpet cleaners, buffer machines, lawn mowers, leaf blowers, shovels, rakes, ladders, power drills and saw, and other mechanic and basic carpentry tools.
  • Performs general repairs that do not require a specialized technician or training that may include, but are not limited to, repairing drywall, painting, replacing light fixtures and changing bulbs, unclogging pipes, light fountain maintenance, replacing molding and interior trim, and repairing doors and other building fixtures.
  • Performs routine cleaning maintenance and light examinations of equipment and building systems which may include, but are not limited to, changing filters and checking drainage pans and lines to ensure HVAC units are operational; examining cooling tower and boiler for signs of leaks, excessive run-off, or condensation; inspecting batteries, hoses, tanks, and assembly of floor scrubber, low- and high-speed buffers, lawnmower and outdoor power tools, and wet vacs for signs of wear and tear, missing components, and any other damage that may impact performance or use.
  • Performs limited groundskeeping and maintenance such as mowing and trimming lawns and hedges, cleaning debris from the parking lot and sidewalks, removing weeds from playground mulch, and trimming back trees and other growth from perimeter fences.    
  • Assists Property Manager in examining building and grounds for safety hazards and code violations and reporting all deficiencies and/or violations to Property Team Supervisor or Property Manager.
  • Troubleshoots issues to determine necessary repairs. Examples may include—but are not limited to—faulty light switches, unresponsive thermostats or HVAC units, damage to walls, floors, and ceiling, leaking pipes, loose door handles and faulty doors.
  • Communicates with Property Manager, other departments and staff, patrons, vendors, and other individuals as needed to coordinate job duties, exchange information, or resolve problems throughout the organization.
  • Performs other related duties as assigned by Property Team Supervisor or Property Manager.

GUEST SERVICES RESPONSIBILITIES

  • Assist Operations Team in parking lot with group arrival and departure process. This may include—but is not limited to—directing buses through the parking lot; assisting drivers with parking school buses and other vehicles; safely unloading teachers, chaperones, and students; taking lunches from groups to be staged in the lunchroom; directing parents where to meet with their respective school or group.
  • Clean and prepare event spaces between lunch blocks.
  • Assists with venue preparation including setup, prep, and breakdown support for all internal and external events and rentals.

REQUIRED SKILLS AND ABILITIES

  • Must always be presentable. This is a high-visibility position.
  • An ability to interact with staff, students, teachers and parents, vendors, and other visitors at the Center for Puppetry Arts while remaining professional, polite, and courteous.
  • Ability to follow instructions and processes, and work with minimal supervision to accomplish assigned tasks.
  • Show a willingness to interact collaboratively with other departments and staff.
  • Organized, meticulous, and thorough with repairs and completion of daily tasks.
  • Ability to present information and respond to questions and requests from Center staff.
  • Ability to solve problems and prioritize needs.
  • Be able to adapt quickly to changes in daily routine and work well under pressure.
  • Possess knowledge of general handiwork and property maintenance.
  • Ability to perform basic repairs, operate hand, and power tools or equipment used in routine maintenance and cleaning.
  • Possess knowledge of safety hazards and proper use of various cleaning and sanitizing solutions.

PHYSICAL REQUIREMENTS

  • Endure prolonged periods standing and walking.
  • Must be physically able to climb ladders, bend, stoop, or crawl into awkward spaces.
  • Must be able to lift a minimum of 40 to 50 pounds at a time.
  • Must be comfortable working in high places.

EDUCATION AND EXPERIENCE

  • High school diploma or equivalent preferred.
  • Preference for candidates with a background in building maintenance, related custodial, or carpentry.
  • Must pass a background check.

COMPENSATION

$15.69 per hour

Accrued paid Sick, Vacation, and Personal days.
